I have a deal that i have with someone else….but the clients want to see if anyone can do better. So, here is what I got. They are treating this deal as a residential deal…….not commercial because they live in one of the 10 cottages they have on the property. It is a 10 unit cottages rental place in florida on the water. We have in place a lender who will do it at 9.99% …it is valued at 900,000 and we are requesting a refin loan for 500,000……….there is no lender fee to lender…we bought that down for .50% on discount……from 10.49%….i was gogin to do it for 2.00% and i lowered it to 1.5 to put in on the 1 point to lower rate to 9.99%. this lender has a 3 yr 80% 6 month hard per payment penalty………but client would like to see if we can get or do away with the per payment penalty…… if you feel you can offer a better deal on the rate and terms, etc. i will let you do it for a small fee to me.
